Sparling Technology Center is located near the Lynnwood Convention Center. It is a 4 story, 73,000 square foot building. The exterior cladding of this Class A office building is comprised mainly of commercial window walls with the remaining cladding finished in vertical natural slate tile. TG was engaged to help resolve the leak issues related to the porous nature of the slate tiles and the general water intrusion issues the building was experiencing. After coordination with the owner’s building consultant, the scope of this repair project was primarily to retrofit functional head flashings into the exterior cladding system, restore and seal the damaged wall tiles, to implement transition flashings into the building interfaces, and to generally seal the exterior cladding as a whole to mitigate the ongoing leaks the property was experiencing.

The project was challenging since the repairs were localized at specific locations throughout the exterior of the building. Removing the existing slate tiles while retaining the existing water resistant barrier behind the tiles was tedious. Surgical demolition was required to ensure that proper tie-in of the new water barrier could be tied in with the existing, to maintain a continuous conveyance pathway to get water from the wall system to drain outward instead of being trapped in the wall or migrating inward to the office spaces. The project was on budget and on-time. Overall, a successful project for the owner and the contractor. The building has since been sold for $17.4M and has been operating successfully for the last decade.
