2200 Westlake comprises a full city block in Seattle’s South Lake Union neighborhood. The multi-use facility consists of 272 high-end residential condominiums, a four star hotel, and over 30 commercial tenants, including a Whole Foods grocery store. The site is laid out with three large towers, a large main parking plaza, a secondary residential drive, and a grand stair connecting two pedestrian plazas. TG provided significant assistance with the investigation and litigation support services aspect of the project. The owner selected TG on a negotiation basis to perform the construction repair work.

This scope of work consists of the removal of topping slab decks to be replaced with a pedestal paver system. All new sealants at precast panels, brick, metal panels, window wall joints and curtain wall glazing assemblies. Removal and reinstallation of existing handrail system with structural upgrades. New deck coatings and waterproofing at all cantilevered decks and cladding systems. Install of new precast stair treads, railings, and waterproofing at grand stair case. Other miscellaneous repairs including roofing, fire safing, plumbing, planter and brick repairs. A large amount of interior repairs are required to match high-level existing finishes.
