“The Brezza is situated on a south-facing hillside overlooking Kirkland’s central business district and Lake Washington. Designed to be reminiscent of Italian hill town architecture, its 75 condominium homes are arranged in two wings of five and six stories, organized around a central courtyard.” Tatley-Grund has been fortunate to have built a lasting relationship with the Brezza HOA that goes back at least 10 years. The building envelope inspection, also known as a general conditions survey, is a service in which Tatley-Grund technicians inspect the condition of the building envelope and create a report that includes all observations along with written recommendations for maintenance and/or repair.
Owner: Brezza Home Owners Association
Contract Value: < $5,000
Access can be made with either bosun chair, man-lift, ladders or just ground observations. The elements evaluated include all components of the building envelope; sealant, sealant joints, windows, doors, flashing, and all other penetrations through the building envelope. Early detection and a consistent maintenance program can increase the life span of materials and system components in the building envelope. Typically these services are on a lump sum basis and depends on the size of the structures and access needs.
