Hidden Creek is located in Bellevue WA and consists of five multi-story condominium buildings and a cabana attached to a private residence, totaling 128 units. Tatley Grund was awarded the project through competitive bid and contract negotiations.

The scope of work was comprised of: Full roofing removal and replacement using a combination of architectural 3-tab on the sloped roof and a 2 layer SBS System (Styrene-Butadiene-Styrene) on flat portions of the roof. The ownership asked for Tatley Grund to integrate and install a nonexistent fall restraint system at all buildings. This work entailed for TGI to design, engineer, install and test all anchor points before use and was integrated while the new roofing was being installed. Other large scope of work was to remove all wood built deck guardrails (128 units) and replace with new fascia mounted picket rail. Performing the guardrail work required for structural blocking to be installed per structural engineer. Additional work performed was installation of new urethane waterproofing at all decks and patios, sealant installation and full repaint of all buildings.
Hidden Creek approached Tatley Grund at project start and asked that an added scope of work, performed as a change order to the project, to remove damaged and under-engineered free standing carports and replace with new steel posts and metal roofing as designed by a structural engineer.
The project was executed successfully and completed per design while working within an occupied community. Tatley Grund created a strong working relationship with the project team; architect, construction manager and the HOA.
