Panorama West is a 3-story condominium complex built in 1990 with 6 units over a garage. The building is primarily clad with traditional stucco and had vinyl framed windows and vinyl sliding glass doors.
Work area was limited to the East, North and half of the West elevation. The project base scope of work included strip and re-clad of the existing stucco system, new windows/doors, and rebuilding of the three west facing decks, in addition to new flashings and vents. Allowances were carried for framing repairs and hidden deck damage. Extensive deck damage was exposed during the demolition phase.
The work area was enclosed with scaffold and weather protected wrap as the project took place over the winter months.

Windows took a long time to get due to supply chain issues. The crew was able to keep busy with allowance and change order work. This pushed us past our anticipated project duration a little but at the end of the project the customer was happy and Tatley-Grund was able to provide a good finished product.
