Multnomah Village is an 11-unit condominium located in Portland, Oregon. The existing construction is made up of 2×6 walls, ½’’ plywood sheathing, 1/2” gypsum, building wrap and miscellaneous variations of exterior siding. Tatley Grund was hired to perform building envelope repairs to three sides of the building.
Owner: Multnomah Village Condominium Association
Architech/Consultant: Morrison Hershfield
Contract Duration: 11 Months
The scope of work was to completely remove and replace the exterior envelope systems. After removing the existing siding and building wrap there was significant damage to the existing exterior gyp and sheathing that was replaced. The main scope included replacement of WRB, windows, flashings, siding, gutters, railings, shed roof shingle, and deck coatings.
There were some challenges in this project. The biggest was the access to the work. Each of the 11-units have a single garage that connects to one main narrow driveway. This is the only way in and out of the property. Given we performed this work while the buildings was occupied, each day cars would need to get in and out of the garages that required a lot of coordination and frequent stops in work. Overall the project was a success and the job was completed while minimizing the impact on the unit owners.
