Waterview Condominiums is a five story, 48 unit condominiums building located in Kirkland, WA. The building is constructed with two parking levels, 2×4/2×6 wood framing, 1/2″ plywood sheathing, exterior rated gypsum, asphalt impregnated building paper and a combination of fiber cement lap siding and stucco. Unique conditions of the building are large roof overhangs, large wall tile concept and spacious common space.
The Scope of work included: Selective stucco removal and repair to underlying framing/sheathing. Sealant replacement at all window and siding sealant joints. Identified windows and door replacements. Framing repairs and deck rebuilds. Full repaint of building cladding and common space paver deck. Full replacement of wall and stair tile at all common space and entry. Installation of PECORA 800 deck coating system at all private unit decks. Entry awning glass replacement.

Tatley-Grund was challenged with access in order to perform the work due to the post tension slab having weight limit restrictions. Access was made using a combination of fixed frame scaffolding, man-lifts, ladders and pump-jacks. The project was performed on budget with some value engineering decisions made by the HOA taking place. The tile wall square footage required a full wall waterproofing underlayment to be installed as a safety measure to ensure that the tiles would have bonding issues throughout the years. Overall the project was a huge success and the homeowners are very happy with the updated coatings and the new look of the building.
