Cristalla Condominiums is a 24 unit condominium building in downtown Seattle. It is of steel/concrete construction with window wall systems as exterior cladding. After several years of ongoing leaks, Tatley Grund was selected to perform a total restoration of the 24th floor Garden Terrace, as well as the private balconies for the four 23rd floor penthouse condominiums, in efforts to eliminate the ongoing waterproofing issues that were being experienced.

The main scope of work was to install a full and new roofing system. The work included full removal of existing planters, pavers, and appurtenances at the rooftop areas in order to facilitate the roofing replacement. Upon roofing replacement, new pedestal pavers, both IPE wood paver and concrete pavers were installed along with a new dog run area for the resident canines. Existing concrete planters were excavated and replanted with irrigation systems and much, much more.
The project started in the fall months and TGI was able to manage through the winter months and continue through the following summer to complete the project. The project was completed under the allotted duration, and the new plaza has been used almost year round since the project was complete. The project team, including the Association, the Owners, Consultant, Architect, and TGI, worked in unison to complete this project and revitalize the waterproofing, functionality and aesthetics for the plaza terrace areas and penthouse balconies. Overall the project was considered a success and the homeowners are happy with the updated paint and look of their building.
