Located just North of Pioneer Square, the Madison Tower / Hotel 1000 building is the first combination Hotel and Condominium built in Seattle. The 25 story tower, which includes 10 floors of Condominiums over the Hotel, is primarily clad with an aluminum curtain wall system and Precast Panels. The scope of repair included targeted issues with the curtain wall systems that had occurred at select locations of the building. Other work performed included removal and replacement of the sealant between pre-cast panels and glazed curtain walls, installation of toe-bead glazing at the IGU and replacement of exterior gaskets. Additionally, TG scarified and replaced all pedestrian deck coatings on all residential decks.

The primary challenge the project posed consisted of access via swing stages and having to work with a product manufacturer to replace materials that no longer existed.
