The Meydenbauer Bay Condominiums are located in the heart of old downtown Bellevue, directly above the Meydenbauer Bay Yacht Club. The property is a 3-story high-end condominium with 18 condos, all overlooking Meydenbauer Bay. Tatley Grund bid the project and despite not being the lowest bidder, TG was interviewed by the HOA and inevitably awarded the project based on the quality of our work product and reputation as a premier general contractor specializing in building envelope rehabilitation projects such as the Meydenbauer Bay Condominiums. The scope of work included the removal and replacement of the entire stucco cladding system, repairs to the water damaged wall framing (including structural shoring), replacement of the existing windows with new. Also installed were new weather resistant barriers, liquid applied and metal flashing details and new deck hand railings. In addition, miscellaneous repairs to the existing decks, including new waterproof coatings.

Work on this unique upscale East side property kicked off in the fall and continued through the winter months into the spring. The challenge was in containing the scaffolding and work to resist the wind and rain in a very highly exposed building. Heating of the work areas was required when installing temperature sensitive materials such as stucco, sealants, and waterproofing materials. The unique architectural shape of required considerable efforts when installing custom flashing details around the building. The owner was very happy with the workmanship and the exceptional demeanor of the on-site crew members and project team, especially that of the on-site Superintendent. Tatley Grund still works on the property performing minor maintenance with the hope to maintain an ongoing relationship with the owner for years to come.
