Union Harbor is a 48-unit condominium located in Seattle, Washington. The existing construction is made up of 2×4/3×4 walls, ½” plywood sheathing, 60 minute building paper and EIFS cladding. Tatley Grund was awarded the project through competitive bid and contract negotiations.

TGI performed the project on a Time and Materials basis with a Guaranteed The scope of work consisted of a complete strip and re-clad at 3 elevations, unit deck framing, structural upgrades, firesafing, sheathing, window and SGD replacement, waterproofing and new fiber cement siding.
Overall the project was succesful for all parties, completed per the design intent and to the approval of the construction team. Throughout the project challenges presented themselves and required additional measures from structural engineer direction, architect approvals and Tatley Grund execution.
Additional challenges arose with the arrival of Covid-19 and all of the required restictionsa nd guidelines. At this time of implemented mandates, TGI followed all local regulations and was approved by the City of Seattle to continue with construction of the occupied building with minor delay to the project overall.
