Seabird Condominiums is a 4-story 52-unit condominium complex located in the Alki neighborhood of West Seattle WA. The building is constructed with 2×4 / 2×6 framing studs, 8×8 post timbers, exterior rated building paper, 1/2 inch plywood and traditional stucco. All units are accessed by using the covered breezeway landings per-floor that are partially covered.
The scope of work included isolated repairs and waterproofing detail to all exposed 8×8 posts located on the common area breezeway landing. The scope also required for the concrete topping slab to be removed at all post bases in order to install a new waterproofing liquid applied Prosoco product and a metal flashing boot. In order to provided proper waterproofing per the design, all stucco was need to be removed from the fascia location at the base of post as well. Once all details were installed all assemblies were put back to a finish state. During the repair, there were a 8 identified post that required full replacement as well as the outlined waterproofing detail.

The Seabird Condominiums project was performed under budget on the Cost + Fee contract and ahead of schedule making the project an overall success for both the owners and Tatley-Grund. A challenge to the project was the footprint of the building itself. With the majority of work being performed on the backside of the building and away from the street access was limited to ladders and pump-jacks requiring additional thought to fall protections for workman safety.
