Hillside House Condominiums is a 5-story masonry building containing 13 units. The building is made up of single width structural brick with integrated precast concrete panel bump-outs. Tatley Grund, Inc. was engaged to perform repairs to the exterior of the façade that had been experiencing water intrusion in various locations. The scope of work was focused primarily on the complete removal & replacement of all sliding glass doors and windows, & brick coating and waterproofing of pre-cast concrete panels. Other work also included interior repairs & a new store front entry system.

The project came across its normal unknowns, but with the strong team between Tatley Grund, J2 Building Consultants & the Owners Association, the project was a success. This project did have one particular unique aspect to it. Instead of treating the existing brick with a typical penetrating sealer, a translucent silicone coating was used to waterproof the brick. This was TG’s first time using this product on brick and it turned out great.
