The Harbour House at Leschi is a luxury condo building located on lake Washington. The unit decks are all surfaced with tile, and are over living space below. Tatley Grund was engaged to replace a broken tile on a deck surface, and investigate an area of a deck that had developed ponding. Upon further investigation substantial structural rot was found in the framing below.

Tatley Grund engaged Amento Group for engineering and permit application. Emergency shoring was installed, and within a week of permit approval work began to selectively deconstruct the corner of the building. It required replacement of a bearing beam, and engineered web trusses running inside the ceiling of the occupied unit below. The ceiling was removed and main water lines, electrical and A/V was temporarily re-routed to allow for replacement of trusses. After reconstruction, a robust waterproofing membrane system was applied and tile reinstalled.
The project presented a higher degree of complexity as the living room of the unit below had to remain exposed under temporary protections subject to the weather off lake Washington. It was performed in the midst of Covid and the ensuing labor shortage, staffing the unexpected large amount of additional repair was challenging but successful. Water intrusion leading to structural damage is always a worst case scenario, but TG and our partners were able to make the best of it. TG is now proactively replacing waterproofing membranes throughout the property to ensure this is avoided in the future.
