Marquis Condominiums is a four story 16-unit condominiums located in Seattle, Washington built in 1977. The existing construction is a mix of traditional stucco cladding over 2×4 / 2×6 wood framing, plywood and 60-minute exterior building paper. Tatley-Grund was awarded, through a competitive bidding process, the work to perform targeted repairs and waterproofing of the x01 and x05 units.
The scope of work consisted of selected removal and replacement of the exterior cladding and flashings, selected exterior windows, damaged exterior gypsum sheathing, targeted interior deck stucco wall, vinyl floor coverings, targeted interior repairs. Once underlying repairs were completed, new cementitious lap siding was installed at all exterior stucco wall locations in which the targeted repairs were performed and fully painted at completion. Additionally, Tatley Grund performed targeted brick repairs and below grade waterproofing at the planter locations.

Overall the project was successful and performed within budget. However, upon removal of the exterior stucco there was underlying damage to the framing, thus requiring full removal and replacement of the damaged areas. This in turn required additional time to be added the schedule and impacts to all tenants in the occupied spaces of the targeted units. Tatley-Grund’s experience working within occupied spaces was an advantage to the project team to help best navigate in both performance and communication to the property.
