Grandview Townhomes is located in the north portion of Seattle’s Capitol Hill Neighborhood and consists of four individually owned multi-story townhomes adjoined by common walls. Tatley Grund was awarded to project through competitive bid and contract negotiations. A unique characteristic was that the contract was apportioned into four separate contracts for each unit and one common contract that all four parties agreed to that strictly pertained to the exterior.
The scope of work was split into multiple segments; interior structural replacements and installations that took place at each townhome (4 in total) that were each customized to the units needs / requirements per structural engineer. This work entailed interior access into occupied space in order to make intrusive openings in order to perform the structural installation of heavy timbers, anchors and clip reinforcements. All the openings require rigorous inspections and repair of interior finishes.
In addition to the structural work, the exterior scope of repair was to perform a complete strip and re-clad of the existing cladding, install new exterior fiber reinforced gypsum, landscape retaining wall adjustment for ease of access, installation of a new trellis system and entry canopy.

Overall the project was executed and completed per the design intent and to the multiple owners approval. Throughout the project challenges presented themselves and required additional measures from structural engineer direction, architect approvals and Tatley Grund execution.
Additional challenges arose with the arrival of Covid-19 and the following restrictions that were to be followed. At this time of implemented mandates, TGI followed all local regulations and was approved by the City of Seattle to continue with construction of the occupied building with minor delay to the project overall.
