Seattle Heights Condominium was originally constructed in the mid 90’s. This 28 story, 175 unit tower consists primarily of residential units with amenity spaces and first floor commercial tenant spaces. This concrete and steel structure has a significant amount of window openings as well as individual decks to accommodate residential living. TG was engaged in 1999 to assist with a comprehensive building evaluation and inspections which progressed into litigation support services assisting the Home Owners Association.

Upon the settlement of defective construction issues, TG was selected by the HOA to perform the two year building envelope repair project. Due to the extensive nature of the repair scope including window, door, deck, railing, flashing, sealant and paint, the entire building was scaffolded. Working year round through two winters required an inventive and unique weather enclosure to be designed and attached to the scaffolding. In addition to the extensive exterior repairs TG performed significant interior refinishing at majority of the condominium units. Coordination, notification and access was paramount in our success of completing the project on-time and at budget.
